Program & Operational Modeling
The building program follows the operating model. We work with leadership to translate how an organization operates into room counts, adjacencies, and space standards, whether the drivers are clinical volumes and throughput, laboratory equipment and utility loads, or workplace strategy and headcount. The result is a program grounded in how the organization works today and sized for how it will work a decade from now.
Regulatory Pathway
Approvals shape complex projects as much as design does. We map the full regulatory sequence early: zoning, permitting, and the requirements of each jurisdiction, along with the specialized approvals certain projects demand, from Determination of Need and state licensure to FGI Guidelines compliance. Sequencing these correctly protects the schedule and keeps design decisions aligned with what regulators will approve.
Site & Infrastructure Diligence
Existing conditions decide what a project can support. We evaluate mechanical, electrical, and utility capacity, emergency power, and structural loading for imaging, laboratory, and process equipment. These are the systems realities that drive renovate-versus-replace decisions, and owners deserve to see the true cost of each path before committing capital.
Capital & Phasing Strategy
Every option carries a budget and a sequence. We build preliminary budgets tied to each program scenario and develop phasing logic for occupied environments, from infection control and interim life safety in clinical settings to maintaining daily operations in an active workplace. Operations carry on while the project advances.
